CDOT, Golden Agree on CO-93, US-6 Plans

The Golden City Council agreed to accept the Colorado Department of Transportation's proposed concept for improvements to US-6 and Colorado Highway 93 (known as Foothills Road) through Golden. The agreement creates a "shared vision" on improvements to the road, including, traffic controls, alignment changes, landscaping and sound mitigation. In particular, the highway would be lowered below grade in some sections, allowing cross street to pass above the highway. No immediate plans for construction were announced as funding options need to be determined. The controversial proposed Jefferson Parkway toll road from Broomfield through Golden to C-470 and I-70 would funnel additional traffic through Golden.  .

Air Comm Buys Westminster Building

Air Comm bought a 52,200 square foot industrial building in Westminster. The company makes heating and air conditioning systems for airplanes and is outgrowing its facility at Boulder Municipal Airport. Air Comm paid $3,530,000 for the building to Melco Industries, which will remain and lease 10,000 square feet. The seller was represented by Tim D'Angelo and Mike Wafer of Newmark Grubb Knight Frank. ANV Partners broker Holly Harrison represented Air Comm.

Investor Buys Lowry Apartments

An unidentified local investor bought the Legends at Lowry, a 150-unit apartment community in east Denver. The property was acquired from RC-Lowry Apartments LLC for $27,750,000, or about $185,000 per unit. The Legends at Lowry was originally developed as a condominium community but subsequently bought out of foreclosure by Denver developer Peter Kudla. ARA brokers Doug Andrews, Jeff Hawks, Terrance Hunt and Shane Ozment represented the seller.

Fresca Adds Aurora Warehouse

Fresca Foods opened a 120,000 square foot warehouse near the interchange of Pena Boulevard and I-70. For food safety reasons the company did not reveal the exact location. Fresca is based in Louisville and manufactures various food products.

Greystar Buys Denver Apartment Portfolio

Greystar Real Estate Investments, in a joint venture with Goldman Sachs&Company, bought a 1,103 unit apartment portfolio in Denver from Equity Residential. The Charleston, South Carolina-based company paid $156 million for the four properties, or about $141,000 per unit. The Denver acquisitions result in Greystar now having over 2,000 apartment units in metro Denver. The four properties in the recent acquisition were the Crescent at Cherry Creek, Whisper Creek, the Sonata at Cherry Creek, all in Denver, and Warwick Station in Westminster. Representing the seller on the transaction were ARA brokers Jeff Hawks, Doug Andrews, Terrance Hunt and Shane Ozment.   

Investor Buys Lafayette Buildings

WFP Rock Creek LLC bought two adjacent industrial buildings in Lafayette. The two buildings are located at 1215 and 1219 Rock Creek Circle off South 120th Street and were acquired for $1,510,000 from 1215 LLC. The buildings are fully leased and contain a total of 23,115 square feet of space. Gibson-White broker Chris Boston represented the buyer and Ashley Overton of Keys Commercial represented the seller.

Summit Materials Moving HQ to Denver

Summit Materials is moving its corporate headquarters from Washington, DC to downtown Denver. The firm owns materials companies and will create 79 jobs with its move to Denver. Summit Materials leased 16,653 square feet of office space at Merchantile Square at 1550 Wynkoop Street in Lower Downtown. The relocation is expected to be completed in July.

Former CU Medical Center Site has New Developer

The former University of Colorado Medical Center property in east Denver has changed developers again. The 28-acre site is located on Colorado Boulevard between East 8th and East 11th avenues and Clermont Street. The latest developer chosen by CU to redevelop the site is Lionstone Group of Houston, which replaces Fuqua Development. The concept for the site calls for a mixture of retail and residential uses. .

Castle Rock Creates Urban Renewal Authority

The Castle Rock Town Council approved the creation of an urban renewal authority. The action allows property owners to request inclusion in an urban renewal district . If the authority approves such a request the property could then qualify for the use of tax increment financing to facilitate redevelopment.

Woodspear Buys Englewood Apartments

Woodspear Properties bought Royal Manor, a 91-unit apartment property at 640 to 740 East Jefferson Avenue in Englewood. The 51-year old property was sold by Newcastle Properties for $5.5 million, or about $60,000 per unit. Steve Rahe and Thomas Wanberg of Transwestern represented the seller.

H&M to Open Store in Lakewood

H&M will open its fifth metro Denver store this fall, leasing 23,000 square feet at the Colorado Mills mall on West Colfax Avenue at Indiana Street in Lakewood. The clothing company is based in Sweden and known officially as Hennes&Mauritz.

Littleton Council Rejects Apartment Moratorium

The Littleton City Council rejected a proposed moratorium on apartment development offered by a community group. The Citizens for Rational Development group supporting the moratorium may now seek to place it on the ballot for a public vote.

Marriott to Build Hotel at Fitzsimons

Marriott International announced that it will operate a planned 200-room hotel and conference center in northeast Aurora, across from the Fitzsimons Medical Campus. The hotel will be part of Block 21, a mixed-used project recently announced for a site at East Colfax Avenue and Potomac Street by Waveland Ventures LLC. The hotel developer will be Jackson Street Holdings LLC of Milwaukee along with Arrival Partners LLC

New Developer Announced for Aurora Hotel

An on-again, off-again hotel and conference center project in Aurora has a new developer. The $800 million, 1,500-room facility on East 64th Avenue near Denver International Airport has gone through several developers and operators since it was first announced. The project now is slated to be operated as a Marriott and developed by RIDA Development Corporation of Houston. The new schedule calls for the complex to open during the second half of 2017. Originally proposed by Gaylord Hotels, the project ran into difficulties during the Great Recession. Its application for State of Colorado tax incentives was also controversial since the conference center was seen as a competitor to existing Denver facilities.

CDOT Selects Contractors for 6th Avenue Work

The Colorado Department of Transportation selected two contractors for the reconstruction of part of West 6th Avenue (US-6) in Denver. The $98 million project between Knox Court and I-25 will entail replacement of five bridges and improvements to the Federal Boulevard and I-25 interchanges. Construction is scheduled to be completed by July of 2016.

Holland Plans Lone Tree Apartments

Traffic, Revenue Increase on E-470

The E-470 Public Highway Authority reported that traffic and revenues are up for the E-470 toll road around east metro Denver. For the first quarter of 2013 traffic rose 4.9% over the same period in 2012 while toll revenue was up 9.7%. The authority, which operates the 47-mile highway, reported that 12.43 million transactions occurred during the first quarter of 2013.

Furniture Maker to Occupy Flex Building

An investment group affiliated with Benjamin West, a manufacturer of furniture and fixtures for the hospitality industry, will construct a 40,000 square foot flex building in Louisville. AvaDan LLC acquired 3.3 acres in the Colorado Tech Center at 425 CTC Boulevard. Benjamin West will be the major tenant in the building upon completion in spring of 2014.

Sam's Club to Anchor Twin Peaks Redevelopment

The City of Longmont revealed that Sam's Club will be the third anchor tenant at the Village at the Peaks, the redeveloped Twin Peaks Mall. The Wal-Mart affiliate will join Whole Foods and a Regal Entertainment Group multi-plex movie theater as anchor tenants in the center at South Hover Street and Ken Pratt Boulevard. NewMark Merrill Mountain States is the developer of the new center. The Sam's Club will contain about 100,000 square feet.

ARC Thrift Store Taking Louisville Space

An ARC Thrift Store will occupy a former Big Lots store in Louisville that closed in 2012. The thrift retailer leased the 31,500 square feet of vacant space at 1349 East South Boulder Road, just east of Colorado highway 42. Big Lots had replaced a Kmart store that closed in 2003.
