A quarterly analysis of the apartment market in metro Denver, including a detailed list of apartment communities under construction and proposed, plus a list of all apartment units started or completed during the quarter. The list of apartment development activity includes name of the community, location, developer, number of units and submarket for properties under construction or proposed.

JRES conducts regular field research, visiting each apartment community in metro Denver under construction or proposed,  to track actual starts and completions. In addition, our staff regularly tracks rezoning and site plan applications and approvals in order to maintain an accurate list of projects that may be in the pipeline. JRES also follows up with developer representatives to see if proposed communities are still likely to start and, if so, when.

For vacancy and net absorption trends, JRES uses data from the quarterly Apartment Vacancy and Rent Survey, conducted by University of Denver professor Gordon Von Stroh for the Apartment Association of Metro Denver.  Based on our experience in the Denver market we project market conditions based on development activity and demand.
